1. Hourly Rates & Minimums

  • Minimum charge: 1 hour
  • Standard projects are considered jobs that can completed within 24 working hours, following this rate scale:
    • Hours 1–4: $100/hour
    • Hour 5: $90/hour
    • Hour 6: $80/hour
    • Hours 7–24: $70/hour
  • Larger projects are jobs expected to exceed 24 working hours, or $2500, and will be quoted as a flat bid. This is assuming there are no unexpected issues such as mold, hidden structural damage, etc. Quoted jobs are available by request and will require a down payment of 25% at the time of booking.

2. Additional labor (“Helper”) Rates

If I bring a helper, I cover their expenses at 50% of my standard rate.

  • Single worker: Standard hourly rates above
  • With helper: 150% of the applicable hourly rate
    • Example at $100/hour: total is $150/hour with a helper
    • Example at $70/hour: total is $105/hour with a helper

4. Materials & Billing

A. Materials Purchased by the Customer

  • You may purchase your own materials, and I will install them.
  • Warranty: 1-year labor-only warranty on my workmanship.
  • No warranty is provided on customer-supplied materials. Exceptions may be made and will be agreed upon before payment

B. Materials Purchased by Me

  • If I purchase materials for your project, their cost will be added to the final bill
    plus 20% to cover time, sourcing, and transportation.

C. Materials Purchased and Installed by Me

  • When I both supply and install the materials, you receive a manufacturer-matched warranty on parts.
  • Example: If I purchase and install a dishwasher with a 10-year manufacturer warranty and it fails within that period, I will remove, return, and replace the dishwasher at no additional labor cost to you (subject to manufacturer approval and terms).

5. Labor Warranty

  • Limited lifetime warranty on labor for my workmanship.
  • Example: If I patch a drywall hole and my repair later cracks or fails due to my workmanship, I will repair the failing area at no charge.

6. Warranty Limitations & Exclusions

Warranty does not cover:

  • Normal wear and tear
  • Storm, wind, or other weather-related damage
  • Misuse, abuse, or neglect of products
  • Damage caused by leaks, structural movement, or issues unrelated to my work
  • Failures due to manufacturer defects (unless covered by the manufacturer warranty as described above)

By scheduling work, the customer acknowledges and agrees to the pricing and warranty terms above.
